Housing sales across the top 7 cities have been phenomenal in the last few quarters, even though prices are rising steadily. As per ANAROCK Research, we saw total housing sales of nearly 2.51 lakh units across the top 7 cities in H1 2024 – the highest half-yearly sales in the last decade.

Meanwhile, average residential prices across the top 7 cities have seen a significant jump in the last one year – ranging between 13-39% in Q2 2024 when compared to Q2 2023. Thus, the breather which RBI’s unchanged repo rate will provide to home loan borrowers is apt and welcome.

In its latest meeting, the Reserve Bank of India’s Monetary Policy Committee (MPC) opted to maintain the status quo on key policy rates. The repo rate, at which the RBI lends to commercial banks, remains unchanged, as does the reverse repo rate, which stands as the rate at which banks park excess funds with the central bank. This decision comes amid a backdrop of carefully balanced considerations around inflationary pressures, global economic conditions, and domestic growth dynamics. For properties held over a long period, where inflation has majorly raised the property’s value, opting for the 20% tax rate with indexation would be beneficial. For properties held for shorter periods or in low-inflation periods, the 12.5% rate sans indexation could be more beneficial and result in a lower tax burden.
