Freshworks Chennai Marathon 2025: Gyan Babu and Senait Kefelegn Emerge Victorious

7th January 2025  Chennai, Tamil Nadu, India Gyan Babu from Kunda Pratapgarh, Uttar Pradesh won the Men’s full marathon and Senait Kefelegn from Ethiopia won the women’s full marathon at the 13th edition of the Freshworks Chennai Marathon powered by Chennai Runners, event here today. The 2025 Marathon saw over 25,000 enthusiastic runners participating across categories. This sea of runners was cheered on by an enthusiastic crowd that had gathered at various points along the route of the marathon early this morning from 3.30 am onwards.

The Men’s full marathon was a close affair with just 11 minutes being the difference in timing among the first 5 finishers. It was a tough race and Gyan Bau had to dig in deep to keep off challenge from the previous edition winner, Abhishek Soni, to clinch the top spot and come in first. Abhishek came in the second spot a couple of minutes later. Vinoth Kumar who finished third last year, just missed out, coming in at fourth position.

The Women’s full marathon also saw some spirited running battles with Senait securing top spot. Last year’s third place finisher, Bijoya Barman held on, finishing in the same spot in this marathon.

Gyan Babu, winner of the Men’s Full marathon said, “I love running marathons. This is the 2nd marathon I am running. I am very happy to come to Chennai and I will come back next year. I trained hard for this marathon by practicing a lot in Ooty. My dream is to represent India in marathons at the Asian Games I am very happy with the Chennai marathon. The city is very nice, and the facilities are good, and we had a very good guide every step of the way. The volunteers were very nice and helped me. There were enough of water points and the weather was also very nice. I was motivated to run well and winning here is a dream for me.”

Senait Kefelegn, winner of the Women’s Full marathon said, “I participated in the 22nd December midnight run in Bengaluru and came here directly to run. This is my first time in India. I am very happy with India and especially Chennai. I faced no problems and running was fun here. The facilities and the support that the organizers have provided is truly outstanding and for sure I will return next year.”

The full marathon and twenty miler both started from Napier bridge today morning at 4 am and was flagged off by Mr. Harishankar, co-founder Chennai Runners. Ms. Vaishali Rameshbabu, Chess Grandmaster flagged off the 10 km run.

Freshworks Chennai Marathon 2025, powered by Chennai Runners, the largest running event in Tamil Nadu and the second-largest marathon in India, comprised of four events for men and women including, a Full Marathon (42.195 Km) – the flagship race of the event, the Perfect 20 Miler (32.186 Km), the Half Marathon (21.097 Km) and the 10 Km Run. There were additional categories for the veterans.

A total of Rs. 20,00,000/- (Twenty Lakhs Only) was distributed as prize money this year to the winners in various categories. The 13th edition of the marathon comprised professionals, passionate runners, teams from various corporates across Chennai, several important dignitaries from the corporate world and citizens participating for the first time ever.

This year the Freshworks Chennai Marathon saw participation of over 20% women runners. The marathon also had wheelchair runners.

This marathon was recognized by Abbott World Marathon Majors, one of the largest and most renowned marathons in the world, as a qualifier event. The Marathon was certified by AIMS (The Association of International Marathons and Distance Races), a worldwide association of the organizers of long-distance road running races.

This year, the Freshworks Chennai Marathon 2025 continued the tradition of supporting vital causes that make a real impact in our society. For the 2025 edition the Marathon’s charity initiatives focused on five critical areas including: Health, Sports, Education, Environment and Arts.

For this marathon, Chennai Runners identified and partnered with Bhumi, an organization that works to provide quality education to underprivileged children, Environmentalist Foundation of India (E.F.I), focuses on scientific revival of freshwater bodies and setting up of afforestation sites across India, Hope Ladder Sports Foundation, dedicated to developing athletes from economically disadvantaged backgrounds, NalandaWay Foundation, an organization empowering disadvantaged children and adolescents through art and play and The Tamil Nadu Type 1 Diabetes Foundation for the above mentioned charity initiatives.

Key Home Buying Trends to Watch in the 2025 Property Market

7th January 2025 Delhi NCR, India The year 2024 was remarkable for the Indian real estate market, witnessing an upward growth trajectory in the luxury segment. Affluent buyers, including HNIs and NRIs, dominated the market, propelling the demand and sales. The year ended on a high note in terms of the sector’s performance across the top seven cities. As per JLL’s report, housing sales have remained healthy and hit a new peak during the January-September period in 2024 with close to 230,000 homes across the top seven cities worth Rs 380,000 crore already sold.

This momentum has carried into 2025, with the housing sector continuing to flourish, supported by strong economic fundamentals, evolving buyer preferences, and favorable policy outlooks. The year 2025 is also likely to see further strength in the housing sector, especially the luxury segment where the general consumption trend of premiumisation is most visible.

Besides, peripheral micro-markets around metro cities have emerged as key growth drivers in the real estate landscape, witnessing significant price appreciation. Over the past six years, these areas have seen prices rise by up to 69%, surpassing the growth observed in prime city locations. This trend is expected to continue into 2025, as per Anarock data. The higher scope for price appreciation in these peripheral zones, compared to prime areas that have already experienced substantial growth, positions them as attractive options for both homebuyers and investors seeking long-term value.

In NCR’s peripheral Noida Expressway, average residential prices rose 66% in the last six years, from Rs 5,075 per sq ft in 2019 to Rs 8,400 per sq ft in Q3 2024. Meanwhile, Dwarka Expressway saw a significant 93% jump in average residential prices, from Rs 5,359 per sq ft in 2019 to Rs 10,350 per sq ft in Q3 2024. This consistent increase in home prices highlights the strength and stability of the Indian housing sector. The upward trend reflects not just demand dynamics but also the growing confidence of buyers and investors in the market’s long-term potential.

Real Estate’s Expectations from Union Budget 2025-26

As the Union Budget 2025-26 approaches, to be announced in February 2024, the real estate sector is pinning high hopes on the Modi 3.0 regime. Amid declining real estate activity in the second half of CY 2024, the sector anticipates government measures to revive overall consumption.

While tax reliefs and other incentives are standard expectations, the government is likely to maintain its focus on building robust infrastructure across the country. Though infrastructure development may not provide immediate relief to end-users, it remains a key driver for long-term growth in the real estate market.

The upcoming Budget is expected to emphasize maintaining economic stability and fostering growth, especially in light of the uninspiring GDP numbers from the past two quarters. Stimulus measures for SMEs, MSMEs, job creation, and skilling initiatives are anticipated to further propel economic activity.

Revive Affordable Housing

For the real estate sector, key expectations include industry status recognition and a revival of the affordable housing segment. Once a promising sector, affordable housing—homes priced under INR 40 lakh—has struggled post-pandemic, with demand and supply shrinking significantly. According to ANAROCK data, the sales share of affordable housing fell to a mere 18% in 2024 from over 38% in 2019. Similarly, its share of total housing supply in the top seven cities dropped to 16% in 2024 from nearly 40% in 2019.

This stark decline highlights the urgent need for intervention. Affordable housing requires focused attention and targeted benefits, which have been lacking in the past two years. Tax breaks to boost supply and enable buyers are crucial, but the challenges go deeper. A critical issue remains the lack of urban land, particularly in areas where affordable housing is most needed.

To address this, the government could release centrally controlled land—managed by agencies like the Indian Railways, Port Trusts, and the Department of Heavy Industries—for affordable housing projects. Additionally, the following measures are essential:

  1. Reintroduce the Credit-Linked Subsidy Scheme under PMAY
    The scheme for EWS/LIG households, which expired in 2022, should be reinstated to incentivize first-time buyers of affordable homes. It could also extend to loans for new construction or adding essential features like rooms, kitchens, or toilets to existing properties. Under PMAY (Rural), subsidies could help convert ‘kaccha’ homes into ‘pucca’ ones, provided eligibility criteria are met.
  2. Restore the 100% Tax Holiday for Developers
    The tax holiday under Section 80-IBA of the Finance Act, 2016, was a major incentive that boosted affordable housing supply. Reintroducing this benefit could be transformative, offering substantial tax breaks to developers focused on affordable housing projects.
  3. Revise Affordable Housing Criteria
    Current definitions of affordable housing, based on size, price, and buyer income, require urgent revision. While the size criterion (60 sq. m. carpet area) is reasonable, the price cap of INR 45 lakh is unrealistic in high-cost cities like Mumbai. The cap should be raised to at least INR 85 lakh in Mumbai and INR 60-65 lakh in other metro cities to reflect market realities. Such revisions would enable more properties to qualify as affordable housing, granting buyers access to lower GST rates (1% without ITC) and other subsidies.

CY 2024 saw a slowdown in real estate due to general and state elections, with housing sales in the top seven cities declining by 4% to approximately 4.46 lakh units and new launches dropping by 7% to around 4.13 lakh units, as per ANAROCK research. However, with appropriate boosters for affordable housing, CY 2025 could bring a revival, helping the residential segment regain its 2023 highs in sales and launches.
