How AI is Redefining Smart Homes and Enhancing Our Lifestyles
By: Mr. Keshav Agarwal, Director, Srijan Realty
The real estate market has changed from massive complexes to smart homes as a result of the fusion of technical advancements with the traditional value of home ownership. By incorporating state-of-the-art technology, digitalization has revolutionized Indian real estate and luxury living by making homes more responsive, cozy, and secure whether accessible through a computer or smartphone. Artificial intelligence (AI) has changed the way people live by bringing in sensors, appliances, and gadgets that can communicate with one another and be operated from a distance.
A recent survey by Security.org found that 78% of respondents are willing to pay more for smart homes. Additionally, 82% of renters desire at least one smart home appliance. This is because, in addition to producing smart homes, combining various home automation technologies has increased property value. Home use has changed as a result of voice-activated controls. Virtual assistants allow users to control their home’s lighting, music, and security systems with their voice. Saying “turn on the lights” as soon as you enter the house, for example, completes the mission.
In the same way, energy-saving lights, intelligent plugs, and smart temperature controls are groundbreaking. These technologies reduce carbon emissions and energy costs by helping individuals manage their energy usage. For example, a smart thermostat guarantees comfort and savings by understanding the daily routine and automatically modifying the temperature.
In today’s world, home security is a significant issue for homeowners, with smart homes greatly improving this feature. Smart doorbell cameras and motion sensors allow people to keep an eye on their homes at all times. These AI-powered technologies facilitate the swift recognition of possible dangers and notify homeowners immediately. Consequently, this improves the security of both the premises and its residents. Moreover, due to the progress of smart locks, people are not obligated to rely on traditional keys anymore. People can now access their homes by using PINs, OTPs, Bluetooth, and multiple other techniques. The keyless entry system has granted homeowners enhanced access and control over their residences. By employing these simple yet sophisticated access controls, homeowners can provide temporary entry to visitors and others while monitoring their access logs in real-time.
Consequently, NMSC forecasts that the Indian smart home market’s worth will reach USD 15.31 million. Various factors have contributed to the success of this flourishing market. Elements like increased urbanization, rising disposable income, advancements in technology, and changing consumer preferences play a role in this. Government initiatives and the rise of smart cities also play a major role in boosting this expanding sector across India.
In the end, AI and smart home technologies are revolutionizing the way people live by improving convenience, security, and energy efficiency. With rising demand and market changes, these technologies are poised to influence the future of real estate, providing smarter and more sustainable living options tailored to modern lifestyles.
Mumbai Real Estate Sees Record Stamp Duty, Premium Sales in FY25
Mumbai’s real estate market capped off FY 2024–25 on a robust note, clocking over 15,603 property registrations in March 2025, a 10.3% year-on-year (YoY) increase, according to data from the Inspector General of Registration (IGR) accessed by Knight Frank India.
Stamp duty collections for the month touched ₹1,597 crore, the highest ever recorded in a single month, reflecting a 45% YoY surge. The record-breaking revenue was primarily driven by a notable rise in high-value property transactions and sustained demand for premium homes.
On a month-on-month (MoM) basis, March saw property registrations rise by 29%, while stamp duty collections jumped 71%, making it the most active month for Mumbai’s real estate market in the past year. Residential properties accounted for 80% of the total registrations in March, underscoring the strong sentiment among homebuyers.
The daily stamp duty collections grew from ₹35 crore in April 2024 to ₹52 crore in March 2025, while daily property registrations rose from 388 to 503 units during the same period, reinforcing the trend of increased traction in the mid-to-premium housing segments.
For the entire financial year FY 2024–25, Mumbai recorded 143,948 property registrations, marking a 9% YoY growth compared to 132,723 registrations in the previous fiscal. Stamp duty collections for the year increased by 22%, further validating the market’s shift towards higher-value transactions.
Here is what real estate industry leaders have to say:
Mr. Prashant Sharma, President, NAREDCO Maharashtra
“The consistent rise in Mumbai’s property registrations, surpassing the 15,000 mark in March 2025, is a strong testimony to the city’s enduring real estate appeal. The 10.3% YoY growth in registrations and a remarkable 45% surge in stamp duty collections reflect both the growing aspiration for homeownership and the significant momentum in premium housing. This performance, driven by stable economic conditions, robust infrastructure development, and growing confidence in the market, reaffirms that Mumbai continues to lead India’s real estate transformation. We expect this momentum to accelerate further with anticipated interest rate easing and continued government push for urban infrastructure.”Ms. Shraddha Kedia-Agarwal, Director, Transcon Developers
“The impressive growth in property registrations and stamp duty collections in March 2025 clearly indicates a shift in buyer sentiment towards quality living and long-term investment. With a rise in transactions for high-value homes and an increasing preference for larger apartments, it’s evident that homebuyers are prioritizing comfort, lifestyle, and future-ready infrastructure. We have seen a similar uptick in demand across our premium developments, especially in well-connected suburban micro-markets. This data underlines the growing maturity of Mumbai’s real estate market.”Mr. Nishant Deshmukh, Founder and Managing Partner, Sugee Group
“The March 2025 property registration numbers is a reflection of Mumbai’s real estate strength and the increasing buyer confidence in long-term investments. A 22% YoY growth in stamp duty collection for the full financial year clearly shows an upswing in high-value transactions, and we’re witnessing this trend across premium micro-markets including Central Suburbs. The rise in demand for larger homes is particularly encouraging, as it reinforces the growing preference for spacious living in the city’s evolving urban fabric. Our projects have been strategically positioned to cater to this very need, and the market response has been very encouraging.”Mr. Samyak Jain, Director, Siddha Group
“Mumbai’s increased property registration numbers and rising demand for spacious apartments are indicative of a strong, evolving housing market. The surge highlights the aspirational shift of today’s homebuyer, who is now more inclined toward investing in premium, well-located properties. We have always believed in offering value with design, and the current trend validates the need for thoughtfully designed homes that align with changing lifestyle aspirations.”

Delhi-NCR Real Estate Hits INR 1 Lakh Crore Outpaces Hyderabad and Mumbai
Delhi-NCR: The real estate sector in Delhi-NCR has achieved a historic milestone in 2024, surpassing ₹1 lakh crore in housing sales, with Gurugram emerging as the driving force behind this remarkable growth. According to a report by PropEquity, Delhi-NCR has outpaced Hyderabad and Mumbai, reinforcing its position as India’s leading real estate hub.
The surge in housing sales has been fueled primarily by the growing demand for luxury and premium homes in Gurugram. The city’s well-developed infrastructure, improved connectivity, and expanding corporate presence have significantly contributed to this unprecedented rise in real estate transactions.
The shift toward high-end residential properties in Delhi-NCR, particularly in Gurugram, has been notable. Developers are responding to evolving homebuyer preferences by offering world-class amenities, sustainable designs, and integrated lifestyle experiences. This shift has not only propelled record-breaking sales but also attracted substantial investments from both domestic and international players. Key drivers of this growth include enhanced infrastructure and seamless connectivity.
Amit Modi, Director, County Group, said, “The increase in prices and strengthening demand in Delhi-NCR is due to strong infrastructure development, growing corporate presence, and more job opportunities. Recently, there has been a significant rise in office leasing in Delhi-NCR. Additionally, the government’s stance towards real estate is also positive, as evident from the last budget and the subsequent reduction in the repo rate. People are now moving towards luxury homes to improve their lifestyles. As a result, there has been a rapid increase in the demand for homes priced at two crores and above. While this trend is expected to continue, a potential stabilization in prices could emerge if supply aligns with demand and interest rates remain conducive to homebuyers.”
Vishal Sabharwal, Head Sales, Orris Group says, the Delhi-NCR’s real estate boom is the direct impact of infrastructure expansion and strong economic growth. The 63% rise in sales of residential properties highlights the growing demand for properties. This substantial growth is largely attributed to Gurugram, where housing sales escalated to 66%. With the advent of the Dwarka Expressway, upcoming metro extensions, and improved road networks, the city has become even more accessible for businesses and residents. This, coupled with Gurugram’s status as a corporate hub, has fueled an influx of professionals seeking premium housing. As connectivity and commercial activity continue to expand, we foresee Delhi-NCR continuing to remain a key driver of India’s property market.
Umesh Rathore, VP-Sales & Marketing at VVIP Group, emphasized the transformation of Delhi-NCR’s luxury housing segment, particularly in Noida-Greater Noida. He noted, “Luxury real estate in the region has evolved tremendously, driven by robust infrastructure, enhanced connectivity, and an increasing appetite for premium living. Noida-Greater Noida, in particular, offers aspirational homebuyers an ideal blend of opulence and investment potential at competitive prices. With property values appreciating and rental yields on the rise, Delhi-NCR is shaping up as India’s next major luxury real estate destination. As future developments unfold, we aim to create projects that cater to this growing demand in this thriving hub.”
Neeraj Sharma, MD of Escon Infra Realtors, underscored the growing investor interest in Delhi-NCR’s real estate market. “With the Noida International Airport nearing completion, land values along the Noida-Greater Noida and Yamuna Expressway corridors have doubled. The upcoming 3,500-hectare Fintech City and dedicated zones for Japanese and Korean enterprises have further attracted developers to the region. As a result, prices along the Noida Expressway have surged by 66% since 2019. Additionally, private equity firms and REITs are channelling capital into Delhi-NCR’s luxury segment, banking on India’s rapid urbanization.”
Gurugram’s ascent as a premier real estate destination is intrinsically linked to its infrastructural advancements. Improved road networks, the expansion of metro corridors, and the development of the Dwarka Expressway have significantly enhanced connectivity to Delhi and other parts of the National Capital Region. These developments have boosted the region’s desirability, attracting both investors and homebuyers. The surpassing of Hyderabad and Mumbai in sales value further underscores investor confidence in Delhi-NCR’s real estate potential, driven by a flourishing startup ecosystem, a steady influx of multinational corporations, and rapid urban expansion.
As policy support strengthens, infrastructure continues to advance, and demand for luxury housing rises, experts believe that Delhi-NCR’s dominance in the real estate sector will persist, making it a prime location for both residential and commercial investments.
